Hello,

I just backed my car out of my garage and noticed a spot on my garage floor. I looked and it seems to be coming from the passenger side axle/transmission area. I took a picture. But I can't figure out how to attach it since I'm on my IPhone writing this post.

Is the leak localized to just the axle/trans area, or does it go further up onto the engine?

By your pic alone, it appears that your leaking fluid from the axle seal on the trans.

The engine block is clean and dry. It looks like it is localized to the axle area. What would it take to fix the seal?

Drain gear oil.

Remove shaft.

Replace seal.

Refill gear oil.

Install new crush washers to the drain and fill bolts! They are likely thin aluminum or copper in color. Don't miss out on this, because if it leaks, you will be draining the oil again worst case. They are one time use, and require replacement at every removal.

Where can I buy them?
Does rockauto.com sell them? If so what will they be called?

If using Rockauto:

Make -> year-model -> engine (if applicable) -> transmission-manual -> drive axle seal

It may not hurt to consider replacing the other seal as you will have the gear oil already drained, or at least purchase two seals for the eventuality.

Crush washer/crush gaskets should be available over the counter at most good parts stores.
Alternative is to purchase the actual part from a local Mitsu dealer or JNZtuning, or similar vendor.
I suggest buying a few of them, to keep multiple spares. They are cheap, and always needed when you least expect it or forget to buy them during a routine servicing. Saves lots of headache.
